City and Partners Celebrate Grand Opening of Affordable Housing Project in Southeast Fresno
Residents will join City leaders, development partners and other officials on Friday at 11:00 a.m., to celebrate the grand opening of Tanager Springs, Fresno’s newest affordable housing development, located in southeast Fresno. This impressive multifamily development offers affordable housing to low-income families and includes amenities such as tot-lots, sports courts, play areas, a swimming pool, barbeque area, and a computer lab.

Tanager Springs was built by SADI, LLC (SADI), is a joint venture of Squire Properties and Advanced Development & Investment, Inc., two well-established affordable housing developers. SADI was successful in obtaining $35.6 million dollars in federal Low Income Housing Tax Credits (LIHTC) for this $49.8 million dollar development. The award is the largest allocation of LIHTC to Fresno since the inception of the program.

Development of Tanager Springs was also made possible through the City’s allocation of $4.7 million in HOME Investment Partnerships (HOME) Program funds from the U.S. Department of Housing and Urban Development (HUD). HOME funds are required to be used to support affordable housing programs for low-income households. To qualify for tenancy at the Tanager Springs development, a household’s income can not exceed 60 percent of the area median income for Fresno County.

“This is an outstanding project that is providing high-quality and stable housing to some of Fresno’s most economically vulnerable families,” Mayor Ashley Swearengin said. “Tanager Springs is a great example of an effective public-private partnership that is addressing critical needs in our community.” City Council member Mike Dages praised the project, describing it as “a much needed apartment development in southeast Fresno that is designed for the entire family.”

Tanager Springs is a gated-community situated on a 10-acre parcel at the southeast corner of Maple and California Avenues. The development is an attractively-designed large-family rental community that features a mix of 112 three-bedroom units, 34 four-bedroom units, and 8 two-bedroom units. Rents vary depending on the bedroom size and HUD rent limits.

Exterior buildings are painted in soft Mediterranean colors while the complex grounds are landscaped in a tranquil garden style with small grassy areas. Two community centers overlook the complex grounds and serve as centerpieces, offering social services and after-school programs for residents.
